Purchasing a Costa Blanca property: NIE number

NIE Number

 

Every foreign property owner has an NIE number (foreigners Spanish tax registration number).

 

So every person who will appear in the property deed will need one, and it is applied for and obtained before the notary completion.

 

The number can be applied for abroad by contacting the nearest Spanish Consulate, or it can be applied for in National Police offices in Spain. The nearest one to Calpe is in Benidorm. If this route is taken the agency makes an online appointment (currently running 6 weeks ahead) and on the appointed day the agent will accompany the buyer (the buyer has to be present with photos and passport) to the office with the completed documentation. The NIE number is issued the same day, and it is necessary to then visit the tax office (Hacienda) and register it. It will be available online, and the agent can then complete the various tax forms related to the sale electronically.

 

Once the NIE numbers are registered with the tax office, they have lifetime validity and do not change.
