Building specifications

Structure: Foundations laid according to the specifications given in the plans and in accordance with the EHE regulation (instructions for cement structures). Top slab built in situ using reinforced concrete (with a grid of steel bars) and a compression layer according to the specifications in the plans. The roof has a similar composition but is sloped.

Outside walls: The exterior walls are made of 11cm hollow double bricks, with a rough finish on the inside, followed by a high-density insulation chamber of 30 mm and finally another thin brick wall of 7 cm bricks. The total width is approximately 25 cm. The outside is covered with cement mortar and has a coarse finish. On the slanted roof slab, there is 4cm thick thermal insulation 4 cm, a compression layer of cement mortar, waterproofing with a sheet of LBM bitumen and Arabic tiles.

 
Interior walls: Type NAUF or similar.

Floors and tiling: The entire property will be laid with quarry tiles. The sitting room will have an aged-marble edging. The terrace will have a clay tile pavement and an aged-marble edging. The walls of the main bathroom will be of cream marble with an aged-marble decorative edging. The walls of the toilet will be tiled up to the mirror with aged-marble and in the shower area up to the ceiling. Kitchen: The floor will be of first class quarry tiles. Between the kitchen units there will be aged-marble tiles 10x10, and the rest of the walls painted with a smooth finish.

Door and window frames and fittings:
- Inside: White lacquered wood. Fittings of dulled stainless steel. Wardrobes with white painted wooden doors, the interior is lined with melamine and there is a set of drawers and a clothes-rail. The front door is a reinforced security door with a security lock and three points of anchorage. It is painted a dark green colour.

- Outside: All the windows will have dark-green enamelled aluminium frames and double-glazing, type Climalit 4-8-4. The blinds will be majorcan style and also of dark-green enamelled aluminium.

Kitchen furniture: The kitchen units will have white lacquered DM doors. The top units will have a finishing trim and piping for the light. All the kitchens will have a drawer unit, cupboards with shelves in the middle and adequate space for installing a dishwasher and washing machine. There will be gas rings, an electric oven and a stainless steel sink. The extractor fan will have a connection directly to the exterior of the property.

Paint: The exterior of the property will have a coat of plastic paint on top of a rustic roughcast cement finish. The colours will be chosen by the construction management. The inside of the property will have plastic paint with a smooth finish.

Plumbing and bathroom fittings: The installation will be carried out using protected copper pipes. The supply of hot water will be by means of an individual gas boiler for each property. The taps will be single-lever and the bathroom fittings, in white, by either ROCA or GALA.

Electrical installation: This will be carried out in accordance with the legislation currently in force and will have high capacity. The mechanisms used will be the “Simon” model or similar and all the sockets will have an earth wire. A communal T.V.-F.M. aerial will be installed with connections in the sitting room and master bedroom. The exterior of the property will have light fittings and sockets installed on the terrace.

Heating and air conditioning: The property will have a preinstallation of pipes so that hot water radiators can later be installed. The property will have air conditioning/heating installed with the pump in the utility room or, in the absence of this, on the terrace.

Lifts: There will be one hydraulic lift for each stairway.

Various: Centralized installation of propane gas.
