Most European property
buyers don't use a lawyer when they purchase a property so why should I ?
Property conveyancing with
lawyers is a British institution and many British Costa Blanca property buyers are more
comfortable purchasing this way. Not surprisingly, Spanish lawyers are quite happy to
provide a similar service, and most speak a foreign language (usually English). They will
check the documentation of a property to ensure that it is free of debts, check the local
planning situation, provide translations and accompany foreign buyers on notary and N.I.E.
number visits. A Spanish lawyer may also provide the useful service of changing utility
bills over to the name of the new owners. However don't expect him to negotiate on your
behalf. It is up to you to decide on the value of the property you have seen, and reach an
agreed a price through your agent.

In Spain most property is sold
by A.P.I. (Agentes de la Propiedad Inmobiliaria)
government licensed agents who have a number of offices in all the Costa Blanca towns and
villages and have the shield outside their offices. They have traditionally carried out all the
property conveyancing in Spain until recent E.E.C. legislation obliged the Spanish
government to allow unlicensed agents. This accounts for the large, and somewhat
problematic grey area that now exists, so it is very advisable to use the services of a an
A.P.I agent (included in the property price) or of a Spanish lawyer.

to the Costa Blanca for the signing of your title deed, you can arrange for a lawyer to
represent you in the notary's office or for bank or other official transactions. They can
